EINDHOVEN IS NOT STANDING STILL, YOU CAN SEE THAT, AMONG OTHER THINGS, IN THE AREA DEVELOPMENT OF STRIJP-T.
What was once a somewhat hidden part of the city is now a location where, as an entrepreneur, you want to establish yourself. At least if it fits within the Strijp-T model: next step in which Make-Create-Innovate is central. Because the focus is on a selective group of entrepreneurs. Not every company can position itself here. "We look at the nature of the business activities. These must be B2B and affiliated with the innovative, creative manufacturing industry in the field of High Tech, Sustainability, Smart Society or Experience," said Boudie Hoogedeure of the Strijp-T development team, with whom we are in conversation about Strijp-T.
**Battle for Talent
**
"From the first brainstorming sessions about Strijp T in maart 2016 it was already clear that at Strijp-T we were looking not only at the buildings themselves, but at the whole area (over 25 hectares). Reuse of this historic industrial heritage became the starting point," says a passionate Boudie Hoogedeure. "The impressive post-war buildings had to be preserved and, with respect for their atmosphere and architecture, be renovated and optimized for sustainable business operations with today's comfort. In this way create a unique area for entrepreneurs so that companies can use the high-quality appearance of Strijp-T as a professional calling card.
At the same time be extra attractive to bind employees to itself, because they like to work in an inspiring environment with like-minded people. In doing so, the housing on Strijp-T offers more than a number of physical square meters of workspace. Strijp-T thus responds to one of the biggest challenges of today's entrepreneur. Especially in a technical environment like Eindhoven in which everyone fishes in the same pond of talented personnel. It. Strijp-T is being deployed to win the so-called 'battle for talent'", or, in other words, the attracting and retaining of talent by means of attractive housing.
Make / Create / Innovate
Make, Create, Innovate "Innovation, renewal, acceleration have long been part of Stijp-T's DNA. That should not be tampered with. During the Philips era practically no one really knew of the existence of this part of Eindhoven. It lay behind gates and people generally thought that hard work was being done there. Now, all these years later, it is clear. Each building has its own character and was designed for a specific use. Meanwhile more than 75,000 m2 has been transformed and leased and we can proudly say that the established companies today connect knowledge and together form a close-knit innovative network."
People First
"At the center of this is human well-being — for now and for the future. The days when a building was a purely financial product are truly behind us. And simply placing emphasis on designing energy-efficient buildings is no longer of our time. Stijp-T focuses on the main purpose of a building; people first. An inspiring, healthy, and productive working environment — that's what it's about. Partly because of the inviting landscape, the roof gardens, the landscaped green space, with water and lots of greenery, it is a motivating and productive place for the employees of the 50 companies that have now established themselves here."
Strijp-T experience
"Design Studio Van Berlo has been a partner from the very first hour. Leading and located in building TR, also called the Innovation Power House. Building TQ next to it is the main building of the site. This building, no less than 40,000 square meters, was built by Philips in the 1950s and is thus one of the largest buildings in Eindhoven. Among others, Additive Industries, C-touch and Fontys ICT are located here. The latter-mentioned HBO (higher professional education) programme works with Open Innovation Labs (OILs). Fontys' young target audience adds extra vibrancy, which has of course been taken into account in terms of facilities. On the ground floor of TQ is 2Lobby: the meeting place for everyone who works on the site. This hospitality venue can be seen as the hub for all corporate events that take place on the site. Here it feels like coming home and you are warmly welcomed, like in a hotel lobby. This visualizes the office of the future. A place where you stay with others for a flexible period and where you sometimes come solely to hold a meeting or to eat something. For example, there is a cosy café, tastefully decorated and full of references to the area's history. And there is space for meetings. Furthermore, there is a gym 'EindhovenGym' on the site; there are also beautiful roof gardens with inspiring boardrooms. These high-class spaces offer, in addition to a stunning view, a uniquely perfect location for meetings, dinners, or brainstorming sessions. All of this contributes to an energetic Strijp-T experience where you will want to linger."
Further development
"It is moving faster than we had anticipated. It does not stop when everything is rented out. At the moment only a few units are still available at Strijp-T in building TQ, building TZ and in building TY. The latter building used to be the Philips Glass Laboratory and is also called the glass cathedral because of its shape. This building is being completely transformed for two users in such a way that its distinctive appearance will be preserved. For this gigantic building with high ceilings we are still looking for a company of approx. 3,500 m2 from the innovative manufacturing industry that is ready for the next step. In addition to further work on the neighboring building TZ, the outdoor area is also receiving a great deal of attention. Laan vier is currently being reconstructed and recently work began on refurbishing the Gloeilampplantsoen, which owes its name to the design of the paths in the shape of a light bulb, with the socket represented as a pond. This special little green space is also called the 'front yard' and in turn helps to strengthen the natural and sustainable character of Strijp-T."
New construction possibilities
Finally, Strijp-T offers opportunities for new construction. The second expansion of the TAQ building is in full swing and the first talks are being held with parties who also want to establish themselves at Strijp-T, so that they can soon proudly call themselves 'Strijp-T resident' and be part of the energetic, innovative community, despite the existing buildings already being fully rented.
